Wood-Destroying Insect Report (WDI)
A Wood-Destroying Insect Report (WDI) is a document prepared by a licensed pest inspector, typically during a home inspection or real estate transaction, that identifies the presence of insects or pests that can damage wood structures. The most common pests covered in a WDI include termites, carpenter ants, carpenter bees, wood borers, and certain types of fungus or mold that are indicative of insect damage.
Key elements of a Wood-Destroying Insect Report:
-
Inspection Findings:
- The report will note any signs of wood-destroying insects such as visible damage, droppings, tunnels, or mud tubes that indicate active infestations.
- It will also identify areas where damage has already occurred, even if the insects are no longer present. - Specific Insects: The report may specify which type of wood-destroying insect has been found (e.g., termites, carpenter ants).
- Severity of Damage: The extent of the damage may be noted, helping the buyer or homeowner understand the potential cost of repairs or treatment.
- Recommendations: If pests are found, the report will recommend a course of action, such as treatment or repair, or in more severe cases, structural repairs to address the damage.
- Location: The areas of the property inspected (foundation, attic, basement, crawl spaces, etc.) will be listed, along with details on any findings in each area.
- Legal Requirements: A WDI is required for certain real estate transactions, particularly if the home is being sold or refinanced. The report helps ensure that the buyer is aware of any potential or existing pest issues before the sale is finalized. The MD-1-NPMA-33 form will be completed and sent to the customer at the conclusion of the inspection.
- Certification: The inspector’s credentials, including licensing and certifications, will be included to confirm that they are qualified to perform the inspection.
